Welcome!! My husband and I live in Tigard and are in the same boat. I am a stay at home mom as well. We have been going to REI meet ups and just connecting with others in the business. This site has been amazing and soooo many resources are available at our fingertips. There is a local meet up going on this Thursday at 5:30. I dont think we can make it.  ian has a strategy meeting with a coworker and ill be home with the kiddos.  One of our kids is pretty sick too.  Sorry to miss out!!!

Welcome and congrats on taking those first steps!! They are always the hardest.  I agree with @Aaron Wyssmann.  Bigger Pockets has been THE BEST resource.  It really helped my husband and I branch into the real estate world.  We too are venturing into flipping.  I urge you to read as much as possible, J.Scott's book "Flipping Houses" was extremley helpful.  We have gone to a realty meeting and networked with some great people as well.  Also remember this will take time and be paitent with yourself.  Best of luck!!!

j. Scotts "flipping houses" is a great start.  I am starting out as well and that book, along with the webinars, blogs, forums at BP are super helpful.  Good luck!

thank you @Mike Higgins for posting these questions.  I recently went to a county auction and a home my husband I were watching didnt get bidded on.  I had the same thought of following up.  There is also a redemption period I wasnt aware about (new to forclosure processes) where the tenant has 6mos to payback all missed payments.  @Account Closed thanks for sharing! 

great questions @Orlando Paz! My husband and I are newbies as well and we had alot of the same questions. I did read the book mentioned above and it was a HUGE help! Answered pretty much all our questions and then some. Attending any local REIA meetings and getting to know other investors is a great start. There are alot of helpful people out there who can answer some of your questions. The forums on BP are great too! Lots of resources available.

If you are going hard money lender route, it's good to meet with a few and see what their terms are.  Get pre-approved and see what you can afford property wise.  Good luck and read, read, read!!!

@Laureen Youngblood, as a newer investor, it is so great seeing someone offering to share their experiences!!! My husband and I are cracking into house flipping in the SW area of Portland (tigard/Tualatin). I would love to get together and discuss realistic ideas of rehab costs and types of rehabs to get top dollar.
