I just came back from a vacation/looking at properties in the mountains. I have 3 agents, but I’m doing most of the work finding places and then I just ask them to double check the properties and write offers and counter offers. 

I’ve been at this since september and the market is so hot up there, even starting at asking price is sometimes not good enough. My agent that covers BB, BBL & Sugarloaf is good and knows how to get deals done, but all cash offers have beat me out even ewhen I’m the highest bidder with a conventional loan & 20% also waiving some contingencies (that can make me sweat, but I trust this realtor). 

Almost the entire area is strs at the moment & winter conditions require higher maintenance. It seems that great help is currently in short supply and some strs are better for the other 3 seasons due to the challenges snow brings. 

Moonridge is beautiful, but it’s extremely expensive and competitive at the moment. 

I’m still looking, but I sweat having to counter multiple offers with 20-30k over asking with so many concessions. 

Would love to hear how it’s going for the mountain str people! 

I’ve lost out to about 10 offers or more? In some I was the highest offer (37K over asking!!!!) conventional loan and lost to an all cash. It’s wild. My agent showed me a place that i passed on. It went for 125K over asking. (asking was 400k). 

The numbers do NOT work at this time and inventory is getting more and more undesirable with inflated prices. 

(I’m talking about southern california from the mountains to the deserts to the coasts and surrounding areas).

We shall see how the rate increases affects the market.

What shade of gray do you use? Have you considered doing everything one color Including ceiling and trim?

We keep trim white. I think it would look boring to have everything one color.  

The color we use is Behr Toasty Gray. It's considered a "griege" (a mix of grey and beige).

I’ve been looking in the mountains myself, but have avoided BBL for the reasons you state. The sale prices are too high to calculate a good return right now, in my opinion.

Unfortunately you will not be able to find a bank that offers self directed 401ks. Solo 401k plans that can invest into alternative assets such as real estate are set up by specialty providers. There are many providers on Bigger Pockets that can give you information pertaining to these structures and help determine if you are eligible for them. I recommend reaching out to a few and comparing services and pricing.

Any suggestions on bank or where to start one? I’m just learning about this and I need to rollover an old employer based 401k. Also would like to do this asap

Hi,

This is such a great thread! I’ve been vacationing in PS for years & love it. Also in unique JT strs. A couple of my friends moved there permanently so I started looking for strs since I cannot move there permanently yet. 
The Hoas & lease land seem like a no go as well as any condos. Haven’t found a condo yet that allows strs. PS sfrs are pretty astronomical at the moment so I started looking towards Desert Hot Springs, it still seems doable there but I’m not as familiar with the area. JT is getting ridiculously expensive and you gotta have something incredibly unique to compete. 

Couple of Q’s for the experienced:

Is it even possible to get a PS, PD, La Quinta, Rancho mirage str??

Thoughts on Desert Hot Springs? Indio? Yucca valley?

Im only looking at places that have a pool/spool/spa since my intuition tells me they would do best & my family would be able to enjoy it as a vacation home in the off season (I love desert heat!)
