I am in a crunch as due to moratorium, I cannot give any paper work re: eviction or 10 days to comply due to lot os 

So basically the tenant can do whatever and get away with it. The Clark County Renters association basically says if extended even his end of lease won't matter and if I sell my house he can still stay there with new owners. That sounds ridiculous. I don't know what to do

I wish we could file eviction here. I was advised due to Moratorium due to virus that I cannot even give any paperwork or I will be fined thousands even though he has violated lease. I even was told that if moratorium extended he doesn't have to move out after lease ends and if I sell my place he can still stay.

Then if the moratorium gets extended he can stay there beyond the end of lease

I hear you cannot do anything anyways until August 2nd due to the moratorium due to COVID. So basically tenant can violate the lease and get away with it

I rent out my private separate entrance inlaw which is below my house. I signed a lease which stated very specifically -Quiet after 9 pm and no more than 2 guests per bedroom and he has his girlfriend plus 4 kids there -Lets girlfriend stay there all day while he is gone -I now work from home and cannot focus due to noise His lease is up August 31 I have mentioned the noise level and he has been a bit argumentative saying he isn't playing music and just having conversation but I can hear baby screaming and them having sex. it is horrible. I told him it cannot go on and send him the lease with high lighted areas Lease ends 8/31/20 and I offered him to move out early without penalty as I just am so tired of it. Any suggestions? What paperwork do you suggest I serve?
There is a lease which states he cannot have more than 2 people per bedroom (there are 2) and he has 6 people there and it also states quiet by 9 pm (he is not).

My tenant moved in February and has his 2 daughters part time. I have a daughter same age but have had them play outside as I was frequently put in a position to watch his kids while he slept. They follow us on walks and often eating berries and out in street without shoes.

Then he now has his girlfriend coming over with her 2 kids who are loud about 1-2 nights and also during day.

He lives below in my daylight basement so when the kids are there it is loud and my kids cannot get to sleep.

Then I now work from home part of the time so his girlfriend's kids are there and crying and screaming and it is just a lot.

I said he could have a guest once a week max 4 nights per week but I did not count on kids too and having her stay when he is not even there.

Help!

My tenant flushed wipes down toilet and I had to spend $2K to fix it and he just told me he lost his job so it is actually costing me money to have him stay. Does he have to pay? What if he cannot pay rent?? I am not sure how to handle and what time I have legally?
