If this is a new venture for you, check out Mobile Home Park University and Mobile Home Park Academy. I went to the MHPU bootcamp last month and learned a TON. Well worth it, in my opinion.

The local KC REI group recommends RealProtect, but I have not used them.

By the way... Anyone have any feedback on using RealProtect? ;o)

Thanks, @Rich Ferradino - any resources you can suggest (i.e., words I can Google) to learn more about getting one inspected, making sure it's performing correctly, etc.?

Sorry to hijack this post, but why would you avoid lagoons? If everything else in the park checked out, would the lagoon be a deal-breaker? @Rich Ferradino @Jereme Mergendahl

I'm not sure there are any others this small, but there are other mobile home parks in the area. There's an 8-pad lot right next door.

The location is a rural-ish suburb of Kansas City with good schools.

No expenses other than lawn mowing ($400/yr). Utilities are individually metered (incl city water and sewer).

I don't think there are any ways to improve it other than increasing the rent - not enough land to do anything else, in my opinion. Open to ideas, though!
