Hi all,

I'm renovating my home, getting it ready to rent, and it needs a new roof. Anybody know a reliable, well-priced roofer? I asked for neighborhood recs, and the company they gave me quoted me $7k for a roof for a 1200 sf house. That seems high, but they are a very well-known company, so I'm sure they command a higher price.

Assuming that your plans have everything that the building department is looking for, except the stamp, you could try going to a design-build contractor who has an architect on staff. They may require you to use their services, but they may not be as picky about whether the plan was their production or not. Like Renewal Design-Build (in Decatur). 

Anything that involves a licensed architect or engineer providing a stamp is going to cost something, because they will review the person's work to determine if they're willing to bear the liability for that, and that takes man-hours.

My previous firms always flat-out refused to stamp someone else's drawings because they had no idea whether any of it was on the level. If anything goes wrong, they're on the hook because of it. (I know that seems silly if it's a residential addition, but as a lawyer I imagine you know how situations can go sideways very quickly. Hence the very high barrier of trust you have to get over.)

Hi all,

Just wanted to introduce myself. I am learning about real estate investing, like I imagine many people here are. I have an architectural background, so if anybody wants feedback on design / plans / etc feel free to ask. Since I'm not an experienced investor, I figure that's what I have to offer the community. :)
