Investment Info:

Single-family residence buy & hold investment in Cedar Park.

Cash invested: $37,000

We turn our garage into a studio to be rented as STR and MTR. We live in the main house and rent out the studio.

What made you interested in investing in this type of deal?

I wanted to house hack so bad to advance towards our financial goals but I didn't want to have people I didn't know anything about in my house with my kids so I tried to find a way to do it on my terms. That's how we ended up converting the garage into a studio with a separate entrance from the main house.

Hello Trent, 

You should talk to your lender first. I realized that hard money lenders (at least the couple ones that I use) wont lend me money personally, I needed to create an LLC for them to lend me money to fix and flip or BRRRR (which I haven't done yet).

@Tim Oppelt how much it’s recommended to budget for a six months campaign? I imagine the sky is the limit but for someone starting and with limited money, how much would be enough?

Hello!!

Anyone doing BRRRR strategy in Texas? I would love to hear who are you using to refinance your deals. I'm working on my first one, is a small house ARV 95k. I have a couple options but they haven't come clear about interest rates and fees. Any information is very appreciated.

Hi!! I’m closing on a wholesale deal (I am the final buyer). It’s a double closing and the title insurance is charged twice (from seller to wholesaler and from wholesaler to me). Is this how it is supposed to be? It feels wrong to me so I wanted to ask the experts since this is my first one.
