I went into a condo today and everything needed updating. The ceiling needed repair, toilet over flowed many times. Wood panel on all walls. Kitchen needed help wallpaper everywhere. All floors needed replacements. Seller wanted 30 I got her down to 18. Now that I seen the home OMG. I think we might go down more. ARV 50. This was interesting because it was a condo not a sf. I just couldn’t get why someone would live like this. This was the owners first time in it as well.

I realize that while in the process of wholesaling knowing other stategies is a plus.

@Mark Pedroza, I see now where cold calling definitely has its place. Thank you for the support.  @Joshua Martin we are thankful for the attorney info.  Also thank you for your support.  I have a question on wholesaling condos. how do you determine the comps. of a condo, considering its not many in the area to compare them to.

@Shawn Ackerman, I have a question. If the sellers mom is deceased and there wasn’t a will in place, would this be worth pursuing. The house is free and clear with 2 yrs of back taxes and working on this yr. taxes.

@Shawn Ackerman, I’ve noticed that cold calling is the thing. I just thought I should try the old school, fundamental methods first, or NOT? If this is what’s up, then I must try. What’s the overall return on cold calling? Also, how many times do you call your leads? When I think of calling, I think of telemarketer s and how much I want them to stop harassing me. I don’t want to do that to others. How could I view it differently?
