@Barry Ruby I’ll take away 5% from monthly income for vacancies and another 5% for future maintenance. I’ve never made a pro forma but I’m willing to learn how.

Total Rental Sq Ft: 6,048

Sq Ft Per Unit: 864

How do you determine value increase on a vacant multifamily? I know normally you can divide the NOI by the purchase price to to get your Cap Rate and from there you can implement the value increase formula but what if the property is completely vacant?

Number of Units: 7

Unit Rent Per Unit Potential: $800-$850

Purchase Price: $170k

Estimated Renovation Cost: $190k

@Sanat Bhandari What if the seller didn’t want a decrease in the purchase price but agreed to kick back $30k for rehab? How would one set the contract or balloon payment contract, that when we close that automatically comes to me?

If the seller agreed to kick back $30k of there proceeds from the sell, for renovation cost on the property. Would you only need the Balloon Payment agreement signed to have the money kicked back automatically?

@Eliott Elias Thanks for the reply! I was using that as a example. If you have a signed purchase and sale agreement with the seller, do you send the balloon payment contract in with it as well to the title company?
