 90 days since I sent it. So it automatically canceled and my online bank re-credited it to my account.

I mailed a check from my online bank account, and just received notice the check was never cashed, so the money was credited back. What obligations do I have from this point on?

Thanks for posting this question, I am looking to do this as well. My former primary residence is now a rental and has appreciated wildly (Thank you silicon valley real estate prices). 

So I'm looking into a HELOC from an investment property, not primary residence. I believe the interest will be higher.

That last year I lived in my primary residence (before I moved out leased the whole place to other people) I had a roommate. 

1) Do you know the person? If so, visit them at their place and you'll get an idea of how tidy or not they are. 

2) One problem I had was it was my PRIMARY residence, I do things like take my shoes off when I come in, and sometimes other people do not. What are you fussy/anal about?  I think it would've been easier if it wasn't my home, but rather a jointly rented place. 

3) Definitely get a lease. 

4) Split utilities 50/50. 

I also tried a commuter roommate for about 5 months, It was alright, but our personalities didn't mesh too well.
