Hello BP,

Possibly you all can help us out! We are interested in investing in the Prattville and Montgomery, AL area with the 30K+ we have saved. We have a realtor/PM in Prattville currently and she is great, but at this time she has not connection to a HML. She has introduced us to her lender, however, he is conventional and a worthy contact for a exit strategy. We have one property in Prattville already through the traditional route and want to be more efficient this time around with time and money. Thanks, BP any references you can offer would be big help.

@Matthew Hoover I know what you mean, but I originally chose one from Montgomery, so the bad ones just happen to know how to advertise better. The good ones are quiet and receive their business through word of month. I suggest interviewing the two we have suggested and make your decision from those interviews. Most likely, you won't be dissatisfied either.

@Matthew Creel Hey thanks for the reply, I have found someone who is working out great for us. She is in Prattville as well, Robin Davies at Realty Connection. They are not a Turn Key company, but are capable of doing everything needed for an long distance investor. However, we will keep your reference in mind. Thanks again!

Happy New Year readers (a little early) and thanks Andre for keep us track on this night of all nights. This is what I really like about BP and its members, people are always focused on their success, future goals, and making others better. My wife and I worked all during 2019 to ensure our credit was strong/clear, our savings are to our liking (as best we can), we educated ourselves on/off BP and we built a team that can help us grow and succeed in 2020.

Our number one goal for 2020 is to purchase at least two properties using the BRRRR method with the guidance of our investor and realtor/PM. We have been lucky enough to find people willing to teach a couple of novices how to make money as well as build a business of our own for sustainable income. I hope two isn't shooting too low, however, I also hope it isn't too high for our first year! We have one rental now, but do not count it towards a portfolio because we only break even with it, but have learned from it. We were ordered to move by the Air Force and really did not have time to sale it, so we got a PM and rented it. Therefore, with the purchase of properties in 2020, our second goal is for positive cashflow. We not only want to learn the business, we also want to reap its benefits in order to grow.

For me, I'm in the military and do not know what my next move will be and I would like to be local to learn from my team as well as maintain some control. More than that, I have 10K+ saved and it seems like in Maryland and Virginia where I am now, I may need a little more little money to cover closing and or the down payment. I have a realtor and potential lender that I am in contact with, so I based the second hold-back off of conversations we have had pertaining to the local area. Hopefully these do not sound like a copout, but I want to ensure that when I make that move for the first time, that I'm all in and not putting my family in a bad situation at the same time.

My wife and I are military living in Maryland. We want to invest local (outside of Baltimore) using the BRRRR method, but aren't sure about paying the prices we are seeing. Maryland is not a cheap area, we're seeing run down homes in the low 200's around Glen Burnie for those familiar. No, we aren't working with a realtor yet. Right now, we are driving for dollars and learning to analyze. My question is, as long as the numbers work, does it matter what a SFH is priced for initially? If this question doesn't make since or I'm completely off base, set me straight! Thanks BP

@Matthew Paul thanks I've noticed that living around here. So, I'm starting to look slightly outside of Baltimore and other state I'm familiar with.
