Looking for advice, opinion or feedback. I have been speaking with an individual that works for NetWorth Realty in Tampa FL wanted to seek your thoughts. They find properties that require some level of rehab and offer them to potential buyers. It was explained to me that upon offer accepted (with a $10K deposit) there is no contingency based on inspection, appraisal or any other evaluation of the property. This is very risky for any investor but especially to an investor that is new to rehabbing like myself. NetWorth does offer rehab and ARV estimates, but I am sure they are tilted to their benefit.

Has anyone shared the same experience with requiring $10K deposit and no contingency option?  Any other feedback is welcomed.  Thanks in advance.

Greetings, I will be closing on my first rental property in a few weeks and the property has tenants.  The property is out of state and I will be using a PM.  My question, is it proper protocol to contact the tenant directly or only do so through the PM?  My intent would be to address any concerns they may have about the property.

I recently started working with Rent To Retirement (Specifically Zach), thus far he has been professional and a wealth of knowledge. Im strongly considering making my first real estate purchase with him. I appreciate everyone that provided their experience with R2R and the advice, in general.

@Edgar Rodriguez I have heard finding a strategy is key. I intend on creating residual income by buying and renting properties.
