Hey guys,

I am a realtor in NYC and have a well back client looking to purchase distressed commercial properties. The client cup of tea is loan assumptions with value add. A partner just found a way for more off market deals involving loans. My question is, who should I call in regards to making offer. Should I call the borrower, the lender or Special Servicer? Everything helps!

Hey guys,

I was contacted by a mortgage broker offering a real estate investment loan to purchase multifamily properties. He said that the loans offered have no upfront fees and the origination loan fee is taken out of the loan at closing. He also said that he can fund 100% of the building value. It sounds like a scam but I don't know. Has anyone used a loan like this before or has any experience dealing with this?  Does it actually work? Thanks in advance to all responses.

Hey Guys,

I am a new realtor and I was recently approached by a seller for a family office for several million. I was able to find an agent that produced a buyer that is ready to give an offer to purchase. Since I am not the agent for the buyer nor the seller( has an agent), can I receive commission for this transaction if offer accepted?

Hey @Brad Hammond thank you for your prompt and valuable response. It makes sense to raise the rents after renovation. However, just for clarity. If I was to have a bigger deposit, would that put more equity for refi? Or should I only offer 70% of ARV to get higher equity?

Hey All!

I am putting together my 1st deal and wanted to use the BRRRR strategy for a mutlfamily. I needed clarification on the BRRRR strategy. My first question is, if I was to pay full price for property would I be able to take out the equity in refinance? Or does it only work paying 70-80% asking price and then filling vacant units?
