I use Smartkey deadbolts and an non-keyed doorknob. This way they can't accidentally lock themselves out with the doorknob lock. Like Joe Scaparra said there are lots of you tube videos on this. I've had excellent results with these locks.

I give them a preliminary application to fill out for me. If the information in their preliminary application meets all the requirements them I have Smartmove send them their link for the Smartmove check.

A painting contractor that can do drywall work too. The crack is where the corner edge strip meets the drywall.

If you mean that it takes additional time to close on the conventional financing (as opposed to not being able to obtain conventional financing which should be all approved and ready to go before you ever get the property under contract), then I found that the hard money loan can be extended - at an additional cost. Lots of extra costs on hard money financing that adds up in the end. Not having tenants when you switch from hard money to conventional will be a bigger insurance issue more than anything else. With that long of a vacancy period you will probably have to pay for additional coverage that will cover the vacancy as most policies only cover 30 or 45 days of vacancy. Hard money financing works but you have to have everything planned out in advance.

Sounds like it may be a "stomp" technique done with a brush sold for such purposes. Involves "stomping" diluted drywall compound on the drywall with the brush made for it.  Probably lots of YouTube videos showing step by step

Well - it's hard to say without having heard how it sounded running previously.  My reason for saying fan motor or compressor is because they are just about the only moving parts in there.  I would having it checked rather than risk destroying the unit by running it if it sounds different from how it sounded before.

Double sided deadbolt. Get the kwikset Smartkey and you can probably key it to match the rest if the homes locks.
