Right, you're going to need certificates for both of you in order to take your state tests.

That is an awesome deal!! I just bought the silver package for WA state for $270 after negotiating with them. I am taking the course right now. I would go for it at that price!

@Dave Katz

One of the things that motivated me to get my license was a Craigslist add. The seller wanted pretty much retail and then asked if I could list his house for him! I told him I was not a realtor but gave him the name of a family friend who was. He listed with her and sold 3 days later! I left almost $3500 commission on the table with that deal. Never again :)

@Tereal Wilsonn and @Ron S.

I am currently doing RE express too but get this. I didn't sign up right away. I asked for an information packet. The next morning a rep called me. I asked her if there were any specials in my state and got $60 off! Ask for a discount! The course is going fine also it's easy to use.

That's part of my business plan BUT all that direct mail must include that you are a broker/agent in a clear and conspicuous way. At least that is the case in my state.

I'm sure you'll have a lot of good advice from the BP Rockstars though...

I have read many posts on having a RE license as an investor. There seems to be a lot of positives and just a few very vague negatives. I have just purchased my course and am now studying for my state exam. I actually sold RE way back in the late '80s but I'm sure things have changed just a little bit since then :). I am getting my license for access to the MLS but another big reason is several members of my large family are planning on selling and buying next spring. I will be keeping my day job and need to find a investor friendly Managing Broker .

This is a continuation of my promise to START TAKING ACTION after getting stuck in the "analyze until I know everything and can eliminate all risk" fantasy.

J Scott is my mentor (but don't tell him he doesn't know it). I have read his books cover to cover and am using his business plan template to get going. I hope to be licensed in November. I am going to focus on being a great listing agent and making sure I know possible conflicts when combining my RE Investing with my RE career.

I like the fan club idea! But Nirvana fans might be a little rough on a house :)

If this is for real you might want to jump on it. If I remember right Jimmy Hendricks home was nearly bulldozed because no one wanted it. Don't want to wait until his fans lose interest....

Brandon,

That home was on Craigslist for a while before they put it on the MLS. You are right about selling now. I sure would. If you can get anywhere near those ridiculous property prices imagine how many producing doors you could buy.

I would be researching and looking for the whole story on his living in your properties. Who knows maybe you could find a picture of him actually at one of your properties? Then how much would it be worth?

The economy seems to be on the upswing right now seems like it would be a good time to do it. That's my two cents. :)

Honestly, one of the reasons I went with Pro is because it cost more... I have gotten a lot out of BP and wanted to give back a little financially. The more I learn here I keep adjusting my direction and I will eventually use all the benefits of the regular PRO account. Even though I budget my money pretty tightly, the difference in price was not substantial.
