Hi,

I was doing some research and saw that Bridgewell Capital does a lot of advertising

for hard money lending in my area (Orlando, FL).

I wanted to see if any individual investors have had any experience working with this company in getting hard money loans for a rehab flip property? I was curious what kind of points they charge and LTV percentage they offer on their loans. Trying to do a little legwork before calling them.

I understand a lot of the variables are probably contingent on your personal credit and history of doing flips, but any perspective that can be shared is appreciated.

Hi Ryan,

All the previous reply posts have given you some good information.  From my perspective of not being a realtor but someone living in this area for 10 years, Casselberry is a convenient area to live in for Central Florida.  Close to shopping/Winter Park.  20 minutes from downtown Orlando. 

Some parts of Casselberry are bit older with homes built in the 1980s.  I would estimate a 3/2 house in Casselberry goes for around 185k on average.  Its more of a working class community.  Some towns in Central Florida that are more desirable and growing faster are Oviedo and Winter Springs.  Home prices in these areas are a bit higher and have more gated communities.

Hi,

My name is Larry Griller and I am new to BP. 

I am looking to connect with a local investment group or individual who has knowledge, experience, and connections with rehab flipping single family homes in the Orlando area.  Knowledge and connections with hard money lenders is preferable. 

I am willing to offer my services for free in return to gaining knowledge and experience.

I have some basic knowledge on the foreclosure auctions for both Seminole and Orange County and have attended courthouse auctions in Seminole a few times.  In addition, I have taught myself how to research county records for accurate information on loan foreclosures.

My wife is a real estate agent and I am in the process of getting my real estate license.

Any suggestions or comments are appreciated.
