I hear on many podcasts that people wont entertain a property unless they can hit $250 of cashflow for the door. What do yall think and how do your properties cashflow

Doing my first house hack, a duplex that I will purchase at 95k with a 115arv. Each unit rents at roughly 800. I will need to put 4-8 grand into it. Is the 1st - year owner occupied negative cash flow worth it. It definitely hits and exceeds the 1% rule. 

Just curious what the historical data shows how the housing market will react to the election. Obviously hard to tell, but I would hope my current investment will be election-proof
