the property has alot of equity worth 5 million,  with a loan of 2.7m would need 300k as a second

does anyone know if a HML would do a 2nd on a home? And does anyone have experience with one doing this?

I am trying to get a deal funded, and have received 2 different offers. One is from a direct lending company. 12 month term 9% 70 LTV. The other is from a private lender and I am not quite understanding all the things on his list. The one from a direct lender I have been working with a broker on, and understand everything completely. I have foward the offer from the private investor to her also and have got mixed feeling from the broker because the offer I have is from one of her best guys and I should jump on it. If anyone would be able or willing to help me understand what the private lender is stating the in contact could you reply with your email or shoot me a message. I will forward what I have from him.

Yes that is what I am thinking. Finding private money in Georgia has been a problem.  Maybe I am not looking in the right places

it is a large up front fee. 10k but it is also a large deal. I dont mone paying that kind of fee at the closing table but not before.
