Hi!

Let me start by saying that in NO WAY there were rude or cut me off. They were polite and very enthusiastic. But I had the impression that, for every question I asked, such as

- Can I see a renovated property?

- Can I send my own inspector?

- Can I see one property being renovated/during renovation?

The answer was basically: we are very good and you need to trust us". And of course, I am hoping they are, but I have not meet them yet, so, "Trust, but verify..."

Hi Rebecca Welcome to the forum, neighbour! I am in DC and also getting into RE. I am also a newbie, but I have learnt one thing so far: define your market and your risk! DC and Baltimore are complete opposites, I believe. DC has very high prices, but non existing vacancy rate. You can find cheap homes in Baltimore, but I guess the risk is higher there Good luck!

Anything new?

I have been reading a lot of brilliant reviews of Ohio Cashflow and was very excited to talk to them last week... I like what I heard and read about building a long-term relationship with the investor, with a high-quality product, excellent PM and quality tenants. Sounded perfect.

But did not have a great experience on our conversation. Maybe it was just the sales style, but it felt that they did not need my business and that they would not allow any more questions (and I had a LONG list). Then, I read this thread and think that I just maybe need to talk to someone else?

Or maybe I am getting into Analysis/paralysis. Could that be it?

I spoke with someone from Roofstock a few days ago and decided that we could not invest with them. They told me they would not allow an inspection "because there are already tenants in the home and we cannot bother them". Of course, that was a huge red flag and dismissed them immediately.

But it seems that you have had no issues having the properties inspected. Great to know!

For what I have been reading, I think it is clear that the most important part of the investment is after the purchase, when the PM comes into play. I am reading about what I need to ask when I talk to one.

Something surprised me when I talked to one: is it normal to charge 1 month's rent for tenant turnover?

I think I am a believer now, and I will work with a TK provider that allows me to finance! and involve a bank in the equation!

The debate over B vs C/D class is probably the most debated issue I have been reading about. And I still need to read more, because it is not clear to me why the positions are so different!
