So I am still in the research stage of REI (Particularly in Multi-Family Units) but I have been looking at different markets on Redfin and I am seeing houses that have been on the market for over 100+ days. Is this a Red Flag? Is this something I should take into consideration when purchasing my first unit?

I recently came across a add on Facebook for a Free Real Estate Seminar in Maryland hosted by Than Merrill. I'm new to REI and wanted to know are these events a scam to sell you something? I don't want to waste my time going if it's a scam.

Hello Everyone,

I am currently looking for 2 or 3  individuals in the DMV area that have the same level of interest and motivation in real estate investing. My goal is to buy my first Multi-Family rental property using the House Hacking strategy within 6-12 months. I am looking for someone that has never done any deals and share the same goal as me. We are going to share our knowledge, help each other and be each other's accountability partner to push one another.

I am new to the DMV so I plan to start attending DC-REIA Meetups this week. I have also been listening to podcasts (BP of course), audible books and learned a lot but would like someone I can bounce ideas off of. So if you are in the DMV and have the same mindset, lets connect and help each other grow!

Is it possible to obtain a Home Possible loan then a FHA loan a year later?

So im very new to Real Estate Investing and am particularly interested in Multi-Unit properties. I purchased the book "The House Hacking Strategy" which was highly recommended for beginners like myself. In the Finance chapter it broke down various types of loans that a first time Home Owner can acquire for Multi-Family units and explained the difference between standard FHA Loans, 203k Standard FHA Loans and 203K Streamline Loans. So my question is why don't all first time House Hackers/Home Owners just obtain a 203K FHA loan for renovations and force appreciation into the unit while also making passive income off the additional units? Again im new to RE investing so I dont see any downsides to this. Any Insight would be appreciated! Thanks Everyone!
