I figured a heloc would be better but I guess I should be open to refi. I was initially turned off by the fees, closing costs etc from cash out refi and it was a lower LTV%. Where would I get best bang for my buck on a refi?

Yea that who I was originally going with but they just discontinued it for secondary in the past like month or so. That was my primary choice.

Anybody know of anywhere that offers helocs on secondary/investment properties. Penfed just discontinued theirs on apr 8th.

I did find out that if you change the deed from your LLC to your name, you can get it done. Just ensure the title has completely changed to your name before they do a title search. If they pull title and your LLC comes up even though you have started the process, it's dead.

 Td quoted me higher than penfed anyway

Yea Penfed is looking like the way to go for me.

MY experience with TD bank was they only do 70% LTV compared to 80% for Penfed. I forgot to ask about the term length of the loc for TD. But Penfed is 10yrs to be able to draw from it. Them you have a 20yr conversion to pay it down.

@Ryan Shannon ok yea from what I read they do 89% ltv
