I'm a newbie and doing a jig over this find. I like to take this opportunity to share my thoughts on investing in Twin Falls, ID. First, this is the ONLY town in our nation and been told the World whereas you don't need a permit to jump off the IB Perrine Bridge. BASE Jumping is Magical here in the Magic Valley.

Twin is close to Sun Valley Ski Resort, Jackpot, Nevada, Yosemite Nat'l Park and more. There is so much investment opportunity here. The growth will stretch and accelerate from Kimberly, Twin, Filer, Buhl. The town is soon to get transit and City Planning & Zoning will be doing a rewrite of the zoning codes. Code ordinances regarding property have not been changed since 1989-99 per the board. Jan. 2020 a comprehensive plan will be conducted by O'Ryan Group. The projected growth for the State of Idaho - 2020 1.8 million. Who knew that 2 of RED BULL Extreme Sportsmen have homes here. I just landed a great (2) unit cash flow property here.šŸ‘Š

Another great investment is Kuna, Idaho. Prices are going up and currently adding 2600 new homes. The projected growth is over 25K, that's amazing for what once was a tiny farm community connected to Meridian and Boise. 2020 Idaho will be at 1.8 million. Blessings to all. N'šŸæ

Wow...Is there a record for longest negotiations on property buy. LOL. As you know the backstory, the first RE agent was angered with me. Sorry dude. 

I went to the listing agent. This investment, instant cash flow property 2 units. I'm a newbie and doing a jig over this find. Pays to walk away when properties are overpriced. Sellers agent contacted me...New offer excepted. Moving forward. There are lots of great deals in our nation and abroad. Don't complicate things, look for the wins and move forward.šŸ»Prost, Saude, Salut, L'Chaim, Okole Maluna, Cheers.

Josh C. Review the property disclosures before spending money on a cert. home inspection. You can't just go in blindly not knowing area's of concern, this is why the form is completed. There were discrepancies regarding sewer line and "new" roof. Once your hired real estate agent starts to justify my concerns regarding these items, trust is lost. You start to question...Who your agent is working for me or the seller. 

Karl B. Not turning this person in. I'm aware, the course of action to file a complaint with NAR. Pick your battles is my attitude. I don't have time for nonsense. Moving forward. Thank you for your input.

I like the property itā€™s instant cash flow. My agent fired me. I asked for a second property disclosure for unit B...Sellers agent and my re agent didnā€™t want to provide a second disclosure for a second unit. My real estate agent made up a form for the sellerā€™s agent, to take to sellers to sign off on.

During the process there was shifty maneuvers by my agent and sellers real estate agent. I called both out on it. My agent then brought in his broker in an attempt to steer me and bully me into not asking for a second disclosure.

My real estate agent fired me.

Wow...I like what Clifford writes. My RE agent just fired me. I'm a cash buyer, I hope I start getting deals coming to me. I work my *** off to gather all the documentation on properties I'm interested in. I find most RE agents do not provide "concierge" customer service, this last RE agent bullied me, even brought in his broker in attempt to steer me away from asking for a property disclosure form on Unit #2.  I'm having to physically go to County, Go to the City planner, Go to Public works...I'm doing the Real Estate agents job.What Business are real estate agents in? Like Chris Voss said, "The TRUST" business. I suppose since I'm new to real estate investment properties, they (re agents) feel they can take advantage of me. IDK. I'm going to drink good šŸŗ today and have fun in this State where I'm seeking to purchase investment properties. N'

I should tell my agent...I'm laughing at the counter offer. Please destroy my check. When/if they sellers ready to come to the table call me. I'm headed out of this State to the next one.

Not to sound like a smart assy...I told the agent what strategy I suggest he use going in, and he declined what I said, which is what I've learned from here, Chris Voss, Meet Kevin, Robert K...etc. I think my agent screwed it up. Forget about that. I see great potential in this property, but I'll never get my price now if we go further. Am I wrong or right?

Earnest money requested to show my interest I suppose. No contract. I do not agree with the counter offer.
