Thank you all.. hard that authorities encourage people to steal rent..

I am landlord at Philadelphia house that has a tenant that although the virus, she is still working normally and have her income. What are my options if she is late always and now stops paying?

  1. Can I sue her so I will be able to put lien on her bank account / salary to collect what she owes? If not, what still can I do?
  2. If she is also not paying utilities (she should as the contract says) do I have different options to collect those?
  3. I understand most difficult now to landlords because of rules protecting tenants because of Covid-19, but can I overcome for tenant doesn’t have difficulties but just taking advantage of the circumstances?

I see the link I had is old. Now its working, Thanks. As I see it let search by name of person involved. Any idea how can I search by term , like "eviction" so see all ?

Yuriy . Actually I tested before and it didnt work for me (did nothing after I submitted) . Do you know any limitations (like to use old Windows version their website supports etc) ?

Does someone know how can I search files of tenants landlord court in Philly over the internet?
Do they publish that free, Is there external website (free/ with subscription) that you recommend ?

I have looked for property management dealing with section 8 or renting agent for that and till now didn’t find.

The house is in Upper Kensington. I don’t want to block the other "regular" rent option and my realtor is trying hard but he is not rental agent so can't deal with section 8. The best for me if I can find service provided who will quote me the service preparing & representing me in front of the city for and I will get the license so I will have both options "open".

Thanks Max. I bought that house because I saw other parts of that partitioned neighborhood (like "Olde K..") is not just doing well but turn to the "preciousness" club. Research guided me to look for "underdogs" reside nearby fancy so maybe like what happened in Fishtown, don't you think it might?

Upper Kensington comparing to "rest" Kensington and Philly general

I have difficulty finding a tenant to an Upper Kensington home that is well maintained (new wood floor etc) and furnished. Do you think only Section 8 will go or will I be able to find?
My term is 1st+last + security. 3 times rent of about 900$ is not something ordinary people (not rich but "working") should have?

I would like to hear from investors that succeed to rent in this neighborhood and in others in Philly.
