Who can recommend good electrician to work with in Philadelphia?

I am the owner of a real estate investment company. Good contractors that work professionally and fair with us getting income again and again for years, as we may use the service also for several assets.

Who can recommend good electrician to work with in Philadelphia?

I got advised from landlord lawyer to put on our name and let them pay because if not you cannot control how much the utility bill is growing at the term you "think" everything is OK (when still pays rent but not utilities) or at term of "no pay no connect" with the delinquent tenant. The utilities are leaned over the house anyhow..

Your opinion on "do nothing" strategy (in Philadelphia) when tenant doesn’t pay utilities

I have lease that tenant has to pay utilities (although they are listed on our name). The tenant has not left out at end of lease and doesn’t pay any utility. I want to run in "do nothing" strategy in that I will not tell companies to shut off but I will not pay tenants bills. The rule that forces landlord to pay utilities for not paying tenant is rude and is actually making authorities to support delinquent behavior. In my case with the facts:

  1. Tenant is responsible for utilities
  2. Tenant didn’t left at end of lease

I have started already eviction request but is other issue:

Do you think I still should finance that rude "thief" by the name of the "law" or is it OK not to pay and not to call to shut off?

Thanks Nathan, This is a real case of me now. Do you really think PA (or other state) law allows to enter to the property without the tenant where also tenants personal belongings without court eviction verdict first?

In some addresses in Philadelphia, city requires having lead paint test before rental licenses can be renewed. Delinquent tenants aware of that so by not cooperating, not letting official lead paint tester to enter, they can easily fail the landlord to have rental license and that delinquent behavior now will work in their favor:

With no rental license they block the landlord effort of eviction when they are not paying rent and utilities or not leave when lease ends.

Also the gas bills will be fallen on the landlord instead tenants should pay their use with landlords have LCP (landlord cooperation program) protection with PGW.

Does anyone have solution for this and who is willing to join the effort to fight the city that actually encourages that criminal behavior?
