There is a lot to that question. 

Basically I think making sight unseen offers is okay after you are very very experienced in the market and your process. I would not recommend it with out several deals under your belt. You can get to that point but it takes a lot of time and practice.

I would definitely ask a more investor friendly realtor to come by and help you out with your options. Right now the market is HOT and hotter than it's ever been here in Plano. I can send you a few that I know of that are really good. The important thing to remember is that every title company claims to be investor friendly and usually at companies that really are investor friendly there is only 1 or 2 closers there that truly know what they're doing. Be careful!

To help attract partners you may want to have an idea of how you would structure the above deal and what your needs are. Do you just need a reliable contractor? From the sound of the post you have everything figured out except a mold issue. If that is the case I highly recommend you DO NOT partner with your GC. Again layout the parts of the deal you can do and lay out what you need help with. An example would be you have found the deal so you would not need help with that. Good luck
