It sounds like you're interested in student housing. I would for sure invest in Denton TX over plano if you're looking for strictly student housing. Your returns in Denton would be higher in my humble opinion and there are two universities in a smaller town. Plano as already stated has huge competition currently while buying.

I am not a California investor but my understanding is that cashflow is hard to come by there. You have several options with that kind of cash. 

1. Buy a house cash as you suggest but that misses out on one of the huge advantages of real estate which is leverage. 

2. Buy out of state, in lots of the mid west you could have several SFR's owned cash with 200k. Again you're mission out on leverage.

3. You could buy even more mid west SFR's and leverage them.

4. You can buy a multiunit and finance it there in CA or in the midwest. 

There are over a hundred other options. It all depends on personal goals, risk tolerance, and personal strengths. Hope these few ideas help. Best of luck

The only thing that comes to mind is that they are banking on appreciation. Any other thoughts?

I carry laminate through all living area and bedrooms because of the durability. The look is also excellent and tenants seem to really like it.

I was involved in a 300 unit build and the owners negotiated getting a percentage of sales from using a specific provider. He said he had comcast and direct TV bidding against each other for his business. So yes everything in life is negotiable. Good Luck!

I would recommend not doing that. Reference the ultimate guide for tenant screening. If he wants to do work pay him for it directly but keep the rent separate.

I have heard of services providers doing things like this for exclusive rights to your property. With the updates you have done it seems like a win win. I would say go for it.

All good points and I totally agree. I was planning to go all electric but thought I might get additional input just to make sure I am on the right page. The fix and flips I have done in the area have been both, only because the homes have had both. It is always good to get a second opinion. Thanks

I would tell them you can do $5000 down in 6 months and use the property cash flow to make the down payment so you are less out of pocket. If cash is not an issue I would pay the 5k down or do a mixture of the two. It sounds like a great deal. I would jump on it if I was you. I can help more but I would need more specific info. Sounds like you would also need a contract with them stating these things. If you are looking for next steps to take.
