Discounted Rent for Handyman to Update House

Has anyone rented a house out at a discount to a handyman with an agreement for them to fix up the house? I want to know how much to discount the rent, how to verify that the work is being done, who pays for materials, etc. Also, what are the best ways to advertise and find such a handyman? Any help would be greatly appreciated.
