Thanks @Michael Woodward and @John Rogers for the great advice! I've been speaking with brokers all week and I have seen the "traditional" firms who want a full time commitment and I have also run into some firms who are open to allowing me to work in whatever capacity I need. I have zero interest in selling SFR's or condo's to family's as my intention is to strictly work with investors to find them properties as well as build out my own personal portfolio.

John - You mention that you are a HUD brokerage with everyone being investors. Can you elaborate on what you meant by you don't pay fees? Meaning no desk fees, etc.? Obviously, you are paying for your annual access to the MLS, correct? I appreciate any clarification. Also, in regards to people hanging their license with your brokerage, do you guys only take investors who are local to you, or would someone like myself be able to hang my license with your brokerage?

Hi Everyone!

I recently passed the Florida Real Estate exam (Woohoo) and I’m currently considering where to hang my license.

My experience has been in the Real Estate Private Equity space working as an Accountant/Financial Analyst for a global firm based out of Palm Beach Florida who primarily buys/sells large multi-family, hotel and residential development deals. My goal is to take the knowledge I’ve accrued the last 10 years or so and apply it to my local area with regards to investing and fund raising. I currently have 2 investment properties (buy & hold) and I’m looking to expand my personal portfolio as well.

Is there any advice or insight that someone could give me in regards to hanging my real estate license while working part time in the industry? There must be someone else who has done/is doing the same thing?

I genuinely appreciate your responses.

Hi Marissa and welcome to BP! Your story really hits home for me as it reminds me how I got started. I also had a townhouse that I lived in for a few years prior to renting it (Tamarac, FL).

I have to say that it is a little bit scary and sometimes hard to become unattached to a property that you not only lived in, but also but a lot of hard work into! And now to turn your baby over to someone who you don't know, it's scary!

The best advice I can give is to just do it, you'll be glad you did in due time. That's not to say you won't run into some speed bumps along the way, but you and your husband will figure it out! And you have the best resource in the world; The Bigger Pockets community!

But be tough on who you allow in your townhouse. Don't just accept someone because  you may be stressed about renting the townhouse fast. Be methodical and meticulous with who you allow in your unit, it will save you many of headaches and thousands of dollars down the road, even if your not getting top market rent, there's value in a good quality tenant who takes care of your investment.

By the way I love the DELRAY area. My wife and I lived there for a while before settling down and starting a family in Bounton Beach. You shouldn't have any trouble renting it out especially if it's close to downtown Atlantic area.

I just signed up my first wholesale deal in south Florida and I'm curious to know if the seller is liable for any closing or title costs at all? Does anyone have experience with this in south Florida?

I totally understand that. My criteria is some of the same. Trying to pick in areas that I'm familiar with and are near to where I live (Boynton Beach).  At this point I look in ALL of Palm Beach County for deals (Boynton, Delray, Lake Worth, there a lot of little cities/towns within the county. I grew up in Coral Springs and have a property there, so I am familiar with parts of Broward as well (Coral Springs, Tamarac, Pompano, Coconut Creek, Margate, etc). However, I see value Class B/C multi-family units that are situated within cities that demand a higher scale of living.  Usually this drives higher quality tenants/buyers. Palm Beach is great for that, in my eyes.

@Dick Maykel Ortega I work in the west palm beach market primarily (except forntwompropertoes I have in broward) and there are some great opportunities here. There are certain pockets within the county that are flooded with multi-family properties which rent well since it's a less expensive alternative housing option to renters who can't afford the high price tag palm beach county usually demands. Let me know if I can be of any assistance at all.

Hello my fellow Floridians!  I do wholesaling in the Palm Beach area and there are some really hot areas here. And I agree, wholesaling can be done in any weather.
