Yes we were somewhat surprised. We had been talking to most of the surrounding neighbors. And they were all stoked that we were doing the remodel. We had been leaving lights on in and outside the house as well.

There is a coming soon sign out front. That and we had a run in with a bad contractor at the beginning of the project who was referred by another investor. Could have been him but who knows.

The simply safe is a great idea, I hear the adds all the time on the podcast. We will have to get it, and we have put up a camera since.

I am thankful the plumbing supplies, dishwasher and vent hood were still there!

So our current flip got broken into, hand tools stolen  (yes I know, it was the first time I forgot to bring them home with me) but the door got kicked in and broke the frame/door and they stole the new range too.....The RANGE! Probably not crack heads, and I am sure they were scoping out the property. Anyways to make a long story short our insurance is for vacant property and while I opted for vandalism coverage my deductable is $1000 so its not worth it for a $300 door and the range isnt covered at all. My question is what type of insurance is everyone using? The claims adjuster today told me as he was denying my claim that vacant property is high risk for theft and most companies dont cover theft of personal items. However I need to find a company that will put my mind at ease knowing that they will cover more than fire. Hoping for suggestions. Also if anyone has had luck with a good camera or doorbell system I would love to hear what you've had luck with and was user friendly.

Ps: Local police told me there had been another break-in in the area last month and the house was finished and staged and someone wiped everything from the home (appliances, sinks) even the chandeliers, smh! Be alert and keep your stuff safe.

Thanks!

Post: I think shower inserts instead of tile are fine, change my mind

I didnt read through many of the comments (we own a tile/granite shop locally) so I am biased, however it comes down to longevity. Tile showers are fixed (installed) into the home and when done right will last the length of the home and reflect that in the market value. Fiberglass inserts might be fine for the home depending on price point, however thats your choice to make. Kitchens and baths typically yield a 80% or more ROI (when done conservatively). Hope that helps.

Hey guys, we are so excited to be a member of bigger pockets! Have already learned so much. My wife and I are working on getting out of our retail business and investing full time! We are on working on our 3rd single family flip. Trying to find others in our area to network with.
