You should understand first whether the cost seg study would be of any benefit to you on your income tax returns. Speak to your CPA.

@Amit Patel

Connecticut has a gift tax. Any estate planning done needs to be reviewed for state implications in addition to federal. If parents are in need of ss income not sure your approach is necessary. Sure one can gift to defective grantor trust but need to review tax implications. You should consult with a cpa knowledgeable in this area.

If it is indeed a rental property, you need to report the rental income on Schedule E and attach to Form 1041. Expenses against the rental will be deducted on that schedule.

There are a handful or two on here generally responding to queries and comments on these tax forums. Could be a good start to setup calls with 2 or 3. Good luck.

@Steven Nguyen

I have many transactions going on right now with clients utilizing gift and estate planning techniques. Flps, SLATs, GRATs, etc. With your life insurance policy you need to review with tax advisor whether it is inclusive with estate. For example I am structuring right now transaction for a client that will remove $400,000 of taxes from his estate by moving the policy to a defective grantor trust, without triggering either 3 year look back or transfer for value rules.

@Kristen Reid

There are about a dozen CPAs on the forums who work with clients nationally. You may find a local one by doing a more defined search or asking local colleagues.
