What's your price range? Most turnkey properties 3 bed/2 bath properties will run between $80-$100 per sf in the outlying suburbs of DFW.

BP Colleagues - I just discovered auction.com tonight and wondered what investors' experiences have been with it. Does it allow to bid as if you were on the steps of the county courthouse? What's the catch or the watch-outs? Any success stories or failures from using it? Thanks, Lance

Hey BP Nation,

I've been on here for a month or two, but never properly introduced myself. My name is Lance Borden, and my wife and I have a new real estate investing venture called Borden Legacy Properties, LLC. My background is medical device marketing, and before that was in the Army by way of West Point.

We currently own 2 buy and hold properties in the Frisco, TX area, but are actively looking for several more propeties to fix and rent or fix and flip. We also like turnkey rentals, if the numbers work. We are also interested in notes - so I look forward to getting connected with those of you that buy and sell them.

We have two kiddos - and hope to turn them into RE investors too.

Thanks for clearing that up for me. So if CapEx is $50-100/mo., then a $100 cash flowing property is breaking even. I assume the rule of thumb amount varies according to property size/cost?
