Post: Title companies in Johnson City, Tennessee?

Any one have one or several Title companies that they might recommend (or ones to stay away from) in Johnson City, TN? 

I've never purchased in this area and don't know any title companies in the area.

What type of contract do you use to make an offer for potential deals that will NOT involve a Realtor? 

-A standardized state contracts (from the state RE association)?

ex. for Tennessee: http://tarnet.com/pdf/2014BrokerForum_AllForms.pdf

-A shortened contract like this?

ex. TN: http://www.realtyassociation.com/files/purchaseagr...

or

-Your own version?

Are using contracts other that the standardized state RE association legal in your area?

I'm particularly interested in those of you that have experience in Tennessee. Thanks for any input!

@Gretchen Roberts @Eric Miller Knoxville REI is the only local group that I know of. Their $50 fee is steep so I seldom go. But the meetings I have been to have been worth it. I don't mind paying for a meeting but something closer to $25/ meeting and I would go to all of them!

Nothing is stopping the BP Knoxvillians from meeting up though...

Thanks for the input everybody, it's a big help. Sounds like I should start looking up real estate attorneys.

@Martin S. thanks for your input. Would you be comfortable sharing specifics on who? Is it a title company that does the double closes for you? 

My thought is that if I can get a hold of someone in Nashville or Memphis that does double closes I can see if they know of anyone in Knoxville that does them.

@Curt Davis Thanks, I thought that seemed strange but I read it a couple different places (still wasn't sure about it). 

Do you have a particular clause that you add to the contracts to assign? Or is there some paperwork that both the seller and end buyer must sign? thanks

Anybody out there in Tennessee (hopefully in Knoxville) willing to share what title company they use to conduct a double close? 

From my research I'd determined that (hopefully correctly):

-Assignments in TN are ILLEGAL but Double Closes are LEGAL (anyone know the specific statute that addresses this?)

-There are definitely folks in Nashville that are doing double closes, so it is likely legal.

-Most title company have no idea what I am talking about, even most of the in-house lawyers don't.

I've called 20+ title companies and they either say it is either illegal or don't know exactly what I am talking about.

@Chris Petrillose Yes they are a direct mail strategy. They are on yellow paper (surprise surprise) and generally handwritten font asking if they are interested in selling their house. They are supposed to have the higher response rate than most other direct mail. 

Anyone have example yellow letters they can post or link to?

Hello All,

What is your go-to questions are when a seller calls in response to a yellow letter? The questions you use to pre-qualify a seller before making an appointment to visit the property. In other words, how does your typical conversation go?

Feel free to post a link to a past post or a list of your standard question if you have one.
