Ross Benedict hey man welcome. As a new investor myself and learning everything I can before I jump into the game directly. One thing I've learned that you would want to set up an LLC first before purchasing any property as an investment property. The LLC will protect you from law suits, and other legal stuff. The last thing you'd want to do is purchase a property in your name, then getting sued for everything you own. Townhouse and condos I would stay away from as well, just like you say with the HOS fees those alone eat up all your profits

Great job bro, exciting news. I'm a new investor in the market right now, currently haven't landed my first deal as yet, because I'm a bit scared of the mistakes I'll come across and screw up other people's money. What advice can you give me as a new investor? by the way I'm in Florida as well.
