Dearborn, Grand Rapids, and Taylor are pretty good. There’s more, but it really depends on the price you’re willing spend to get into those markets. 

Bring a notebook to jot down information in-between conversations. Never go back home empty handed.

On the Bp site click on education, along with Bp podcast, and type in wholesaling in the search bar. That'll narrow it down and bring up all the podcast related to wholesaling. Also, under tools, then file cabinet, you can find some wholesaling contract so you can get an idea of how it's structured. Take advantage of all the valuable information on here. It's not uncommon for sellers to want interest on their money. With seller financing they're acting as a bank and I don't know of any banks that will lend on a 0% interest rate. However, I have heard of some sellers doing so. Worst case find a percentage that works that allows you to still cash flow.

As a Man Thinketh by James Allen. This book has nothing to do with real estate, but it's had such an impact on my life and the way I think. It's a must read that I highly recommend to everyone.

Check out Bigger Pockets members under the network column it allows you to search for members in all 50 states. You can even select a more detailed criteria search and narrow it down to a perticullar zip code. Read their bios to see what they specialize in.
