All are great areas with tons of profit margins and growing over the next few years.

In some cases yes. If you are interested just check with the local permit office and they will give you all the details.

@Adah N. Marietta is not like Atlanta. The people up here like the feel of having older homes that are just modernized. So, unless a house needs to be replaced its a better look and feel for the community to modernized. No one want to look or feel like Atlanta. Marietta has character that it would like to maintain. 


What are the biggest challenges if any that other Lenders see on the horizon in 2023?

 @Jack Tulloch, thanks for the feedback. Just wanted to know if I was the only one out here getting clients that I have to pull across the finish line.

Am I the only Lender that have horror closing stories with clients? Everything set to go and the client shows up at closing with some last minute issues. From not having the funds to bring to closing, not bringing proper ID, to you name the crazy reasons. 

Anyone has any stories to share??

@Brad Jacobson. Agreed the market has changed but you now have some many new and seasoned investors looking for quick hits instead of building value in communities. 

I am just wondering what happened to those visionary Investors. Have they all retired or just sitting on the sideline for now?
