I have a client looking to purchase retail space for his business.  I have yet to put a request out to REIAs in my area, but I plan to do so shortly.  My assumption is that most of my inquiries will come from Real Estate agents.  My question is (based on the assumption I will be working with an agent) how do I go about structuring the deal to receive compensation/fee?

I am a wholesaler who primarily works in Maryland with a focus in PG County, but I have received a couple of properties recently in the DC area.  I am looking to work with a Buyers Agent in DC who is willing to run comparative analysis and possibly put offers in on properties.  I will not be putting offers in right away as I am new to the DC market, but I would like to build a relationship with a DC Real Estate Agent to eventually get to the point where we are putting offers in on properties.  If you are an investor friendly Real Estate Agent, and are interested in working with me, please let me know.  Also, if there are any recommendations for an investor friendly Real Estate Agent, please let me know.

What I forgot to add is that the property is now listed at $810k.  However, he still states he knows he will not get that amount, but he wanted a starting point.  He wants to negotiate the price, and states that he really wants to get rid of the property.  But again, is this worth pursuing?

Good morning Jeremy, so I was finally able to get a price per acre from an agent, and the numbers came to $279,485./per acre for 13 acres.  There is a CDP in place for mix-use including detached single family homes.  There is new development (detached single family homes) very close to the land up for sale.  Do you think this is worth pursuing?
