@John Warren you are right.  I've attempted to contact each utility company  and they have been less than helpful.  I considered drafting a letter outlining the terms of the lease in reference to the utilities just as a reminder, but then my concern became, what if that pushes them to stop paying the rent and utilities?  It's definitely a tough position to be in. 

Congrats! I think its great that you've acquired a 19 unit building.  It's definitely a goal of mine.

I just acquired a property that came with a tenant and would like to receive duplicates of the utility bills.  The lease states that the tenant is responsible for paying all utility bills and I want to ensure the bills are being paid.  Is there way to obtain a copy of the utility bills without making the request from the tenant?
