I am in Columbus Ga...I have taken most of 2013 off getting other things I needed in order, I'm now back active. To answer a previous post of yours, unless there is an rei club I do not know of, there isn't one in the area. Feel free to contact me anytime. I have a cpl solid buyers, would love to jv, etc.

Wayne Brooks I thought there was no way around for the banks to deny someone using a land trust ( to avoid double closings on reo's). But as for the "blacklist" how can the banks(making us double close), government, or WHOEVER dictate such a thing, when what we do as RE investors is PERFECTLY LEGAL?

Hey Andy! Let me know when you do decide to start looking this way again. I will keep you in mind when I come across GOOD handyman specials. Also, I will contact you when I have anything in the Atl Metro as well.

Hello Jason!

its a really cool to be connecting with you guys in the Atl market. I will keep you and others informed when I have a few properties of MY OWN under contract to unload in the near future. What you mentioned is true. Things are tightening up on inventory EVERYWHERE (banks holding back inventory and corporations buying in bulks with millions...i think). But from what I've been told by a few seasoned investors, is that Atlanta and Tampa is still doing alot better than other places. Me personally, I'm only doing probates and fsbo's right now. I'm trying to learn everything I can about reo's, but have a partner of mine concentrate solely on those, while I stick with the probates...that way we can knock out 2 in 1 for my business!

Hello Marc,

Thanks for the warm welcome. Yes, Atlanta is indeed a hotbed right now. I'm currently involved in quite a few JV deals out there as we speak. But I like the fact that I'm in Columbus, it's about to REALLY boom here shortly, you can tell. Columbus is only an hr drive south of Atlanta also, so that's a plus. I think you guys will be alright with Atlanta for awhile, it's SO many properties availble. But do not sleep on Columbus, you will thank me later...I Promise!

Thanks James!! @ J Scott...the Columbus market is Awesome for investors right now. One of the major army bases just closed recently, and all of the soldiers are relocated here. $$$ The only drawback is, I'm having trouble located cash buyers here in the area. (probably because I'm a newbie) but I'm having no problem AT ALL finding buyers in ATL, and elsewhere... Commercial lots are a big + to invest in in N. Columbus right now also, because the city is buying up a lot of the property in that particular area, and apartment complexes are being built literally every 3-6 months.
