  Thanks@Aaron I appreciate your input because I've been told different things and also I don't plan on buying property I'll be managing property for owners  so the refinancing won't apply  here.

Try short term rentals. Maybe Air BNB . And rent it out to guests. Find out the rules and regulations for New York on STR's.
