BPO's are great time passers when your up late night. You get to keep you thumb on pulse of market, drive thru neighborhoods you choose to to do BPO, check for FSBO'S, ETC. Then research in MLS and know whats trending and if you have investors, turn them on to deals you might not otherwise know about. Oh yea, the BPO. If you have do as many as I do, you get the entry system down to where it takes about an hour. I really only work with one company cause they pay good, I can negotiate pricing, and their form is simple. I make about $900 a month. So while I drive my listings and showing appts, I take BPO pictures. I used to not like them but as I was marketing foreclosures and short sales, I was already in those neighborhoods so why not be the EXPERT.

No Darryl, that would only if seller would want to sell. The 20K is not needed for 30-35 days if they could use homes as collateral.
The Bigger Picture is to purchase a home, getting 30 year mortgage and using the 20k as their down payment. The buyers bought a HUD home (mobile and paid cash) in 11/2011 as owner occupied, and the home they want now is HUD Home (not a mobile), HUD will not let you to buy another HUD home within 2 years if its owner occupied. So they have to submit as investor purchase.

I'm a real estate broker looking for $20,000 to help a couple buy another home. They have 5 mobile homes all attached to land that are paid off and they have title to them with all rented. Homes with land valued at $120,000. The money needed is for a down payment towards new purchase. High fico scores and good employment to pay back.
Properties are located in Central Texas Killeen/Temple area.

Anson what HML still does "100%"? What ARV? I'm in Killeen/Temple Tx and have several rehabs that be done.

Its Not been fun. I am a lender and all the changes have caused good people to stay on side lines and not do anything. Hard money to expensive, banks not lending and now market suffers. Oh well its been time for renewal anyway.
If anyone needs advice on investor loans, at least its getting easier to answer them with less options. The renting of the primary home is for real. However if you relocate it works like the old way.

I was recently informed that contract to deed contracts are no longer legal. It was recommended that you use a wrap around mortgage and most everything has to be recorded like a regular loan. i.e. survey, title policy, insurance reported to servicer, etc.
What does anyone know about this?

I also live in Texas and know my citys' sign ordinance. I also understand its a cost doing business and expect to loose a few.
When I was a young pup putting out signs no one was doing it so I had a niche. The niche is the key. I would hardly put them out on a highway due to not my niche. Most people that travel highways are not from the local area or live in my niche area.
The other thing I realized is if I did not put signs out my phone or drive by traffic fell off. I was selling new homes so I had a specific purpose. Adverting "we buy houses" is a niche and I would recommend using your niche.
Bottom line suggestion is know your market, place signs where you farm(homes that are 20-60yrs old) in neighborhoods, map them out on paper and drive what you put out to see how they feel. Putting them in neighborhoods will not be picked up as often cause cities dont have the staff to manage like the highway dept. does.
To me each sign was worth $1,000 so I always kept 50 with me. Good luck.
