Looking for clarification of contract to deed contracts.

I was recently informed that contract to deed contracts are no longer legal. It was recommended that you use a wrap around mortgage and most everything has to be recorded like a regular loan. i.e. survey, title policy, insurance reported to servicer, etc.

What does anyone know about this?
