If you're considering STR on your personal home, that means you probably have a home in a great spot - that's half the battle. You could even try it out, and move back in/purchase a new one if it doesn't work out as you'd hoped. Sounds like 2 great options! Hey Trevor!

Insurance on the coast can definitely be pricey - the main factors I have seen that increase the price are proximity to the beach (being closer to the water is more expensive), age of home, and the fact that you intend to use it as a rental (short term is even higher than long term rentals). Other factors related to wind and hurricanes can increase premiums, such as windows and roofs without the proper mitigation equipment.

All of that to say - $14,000+ is quite crazy! It depends on the value of the home of course, but that is higher than almost everything I've seen as an agent and investor here on the emerald coast. Let me know if I can help at all in your search!

Hey Brandon! Getting pre-approved can be challenging for a lot of self-employed or 1099 individuals, so don't feel alone in that. With that being said, it is done and accomplished by many more often than you think. In addition to the standard FHA, VA, and USDA low-down options, there are other Hawaii-specific home loan programs that might be of use to you.

Good morning from the island, Phil! Like any city, there are areas more desirable than others that are going to demand a premium. Up the coast on the west side, near Waianae, as well as up the East coast past Kaneohe but before Turtle Bay, and finally in Kalihi valley before hitting the heart of Honolulu, there are some very affordable pockets, but perhaps for good reason. Higher poverty and crime rates.

In addition, there are less of your traditional multi-family units here on Oahu, and more of single family dwellings converted into multiple dwellings, in addition to a number of homes with Ohana units (ADUs) as well call, above the garage or in the back of the yard.

Hit me up if you want to chat specific areas and properties - there's plenty of "multi-unit properties" out there needing rehab and having some value add potential!

That's correct Wendy - I had a friend in the state there and relied on him and the home inspector, and I should've gone a different route.

BUT - all mistakes are learning lessons and I've learned a ton from that property. Thankful for the experiences now and the property is occupied and renovated and cash flowing!
