I know Destin, 30a, Panama City beach, we go there all the time. The orange beach came to play bc of low taxes and basically same beach quality. Same 6 hour drive for us. Sarasota clear water has longer season/warmer, but houses are old and again, taxes 8-10k on a 550 house, plus insurance 6-7. 

 I would definitely argue that Destin beaches are far, far superior to Orange Beach!! Just from a beauty and clarity standpoint... but both are of course great.

There's plenty of STR options on the Emerald Coast that still cashflow with today's rates... let me know if you need me to take a look for you or send anything over.

Hi Carlos - sorry to hear about your flips. The good news is, real estate is going to be more expensive and WORTH MORE in 5-10 years than it is today. The short term market fluctuates, but long term, holding real estate is very, very rarely a bad play.

As a renovator myself, I always try to hold instead of sell, that is why I prefer the term renovator, not flipper. If your properties have appraised for that much more than your list price, you should be able to use the higher prices for your appraisals, giving you more room in your LTV and cash back for a cash out refi.

Hey Emily! Okaloosa Island is killer. I have helped a bunch of clients buy on "The Island" as locals call it, and I run BnBs in Destin! I live around just over the bridge from the island in FWB.

Demand stays really high March through October, and slows for the 4 winter months, just like Destin.

Something to consider - just because you used your VA loan doesn't mean you wouldn't qualify for another. This is a common misconception - I would almost guarantee that you could qualify for another due to the PCS. I would echo everywhere that Scott mentioned - East Hill, North Hill, East Pensacola Heights, Cordova Park and West Pensacola (Navy Point) near NAS Pensacola. These are good starting points for military friendly communities and good neighborhoods.

Love the break down Treg! Florida offers a unique opportunity to grow all in one state but stay diverse.

Where the insurance argument makes an entrance into the conversation, other states have area or state specific factors that play as a negative. There's never going to be a perfect 10/10 location with nothing going against it.
