Wholesaling a Motel Deal

Hey bigger pockets family. I got my first Motel/Commercial deal under contract. I'm wondering how are we able to find potential buyers, as I've only wholesaled residential, land and mobile homes. I've been looking and researching and haven't gotten much luck 😩

@Bill Plymouth Okay great and May I ask what’s a 10-31 rule? Also is there a formula to make sure you are purchasing and rehabbing the property correctly so you can pull off the equity and how do we calculate the equity in the property after we rehab ? Thank you so much

@Bill Plymouth Okay great and how long do I need to rent it out for ? Is it a good idea to do this with rent to own ? Or just renting it out and not selling it for a while thanks for your feedback

I was asking how can I start doing wholesaling and I also was asking about taking over a mortgage for a apartment complex if anyone have experience in anyone of these sorry for the miss understanding.
