My partner and I have been doing the direct mail letters. Well someone finally returned a call and the problem is that I found the property on the Foreclosure list. The property that I take down is pending foreclosures. I went back to see that now the property is in an Active status, so what can I do now see called and now wants to get rid of it?

In the tax records since you're in the delinquent you take the highest amount seen there write the parcel number down. And research it, also it depends on what your price range is to as far as the property value is concerned.
