Why would you not? If they can pay on time its a legal profitable job and at the end of the day you are running a buisness that I am sure you run it  under the equal opportunity act, furthermore  since you post this on a public forum you kinda now have to...

Posting on a forum does not commit you to any such a thing.

Quote from @Grant Schroeder:

@Nathan Gesner @Matthew Phillips rent by the room student rentals actually go for quite a bit more in Newberg. Nathan, you are correct that a traditional LTR would rent for $2200-$2400 looking at rentometer or the BP rent estimator, but have you ever actually invested in Newberg? We have two 4 bed student rentals in Newberg and they rent for $2825 and $2950 total with 6 college students in each house. You can get creative in a college town and still find wins. Especially if it is your first house hack and you are offsetting your housing expense and building momentum for your next purchase in REI, it could still be a good first purchase for you. It just depends on how you choose to look at it and get creative.

Not to mention the Hospitals in close proximity. Furnished finders is a good strategy too. As soon as i can. thats my number one strategy, second being students , third, during summer rent out the whole property to wine tasters who are visiting for the weekend.

@Matthew Phillips I know exactly what you are talking about. I am in the same boat. Making the numbers make sense in newberg/mcminville is tricky but i KNOW in my heart that those places are up and coming and great investments with the right stratigies. Would love to link up and maybe bounce some ideas off eachother.

I would be very interested in this book club! Reading the book now.

in terms of multi family/ house hacking. When adding value to the dwelling such as W/D, Dishwasher, new roof, extra room(s) ; How to you calculate those numbers into a plan?

Do you literally add what you paid for it? I.e W/D cost $1300 so you add $1300 to what the property is worth at the moment?

Or is it more you look and compare to other similar dwellings in close proximity to yours and you go off of demographic data?

for example:

You look on CL and see a property w/o such amenities compared to properties with similar amenities and go off that?

Thanks for your time :) I’m super green  so break it down Barney style :)
