@Jason Boice to search expired listings you will need either MLS access or go through a investor friendly agent.

@Jason Boice ringless voice mail is a prerecorded message that you set up and it gets delivered right to the the leads voice mailbox. You go to the town hall and talk to the tax assessors office. They should be able to get it for you. You will probably have to come back they don’t do it right away.

@Kellen Webster drive for dollars man, low money, or no money. Drive for dollars. Get to know your area. When you see a vacant or distressed property, if safe to leave a note on the door you never know someone might come by to cut the lawn or check the mail. Talk to neighbors they usually want to get rid of any eyesores in the neighborhood and they might give you info on the owner. Ive done that and got a deal from the neighbors you never know. Go to your local town hall and pay for the tax delinquent lists ive gotten list for as little as ten dollars and skip trace the numbers. If low money search them on white pages. Then cold call people. You have to get used to interacting with home owners and being confident talking to sellers on the phone.

@Jason Boice hey you can start by driving for dollars. Get out there and get to know your area. I'm in Hartford CT. You can pull tax delinquent lists at your local town hall. You can do probate lists. Water list ( people who's water has been shut off). Put out bandit signs( must do it consistently). But I like driving for dollars the best. Oh and you can make relationships with investor friendly agents or realtors. There is also RVM ( ringless voice mail) have you tried cold calling expired listening on the MLS?

David Noskiewicz David are you familiar with the mount pleasant area in Norwich close to Mohegan park and Quinnepaug river? I have a property coming under contract there.
