We are. We are still getting our feet wet with it. We have 10 agents on it. I will say there are a couple of things to beware of. Make sure your MLS shares all of the data fields with RealScout. We were told ours did and they don't. Limits some of our search capabilities. Initially, it looks cool but none of us are power users with our clients yet.

Send a Notice to perform. In California they have 2 or 3 days to perform. The Notice to Perform language is usually in a paragraph within the purchase agreement.

I'm a real estate agent and investor and I live by the 3 rules of real estate.  Price. Condition. Location.  You cannot change location so that leaves price and condition. Get feedback from other local agents and investors. They know the market best. Good luck.

@Matthew Jonas - It does pay off with consistency. We just mailed 100 out and saw a response rate of 4% which I will take all day, everyday.

How much are your carrying costs and how long can you hold out and still profit? Those should be additional questions. Your other investors need to know that time = expenses.  Figure out your bottom line sales price with carrying costs and maybe counter the investor's offer you received.  Sounds like you guys are $9K apart. How fast will carrying costs eat at that difference? Keep dialogue open with all parties. Create a win win situation for all. Good luck.

Have you also looked into the local tree laws. If they are Redwoods on the land you may be in for a shock on some restrictions in place for harvesting older redwoods.  Here is a link you may want to send along to potential buyers.

Adding my two cents, have you checked with the zoning in Half Moon Bay? Also, it is my experience that the Coastal Commission approval can take a lot of time and time is money so be aware of that.  Good luck.
