Argh!! Another California buyer in Texas!! Just kidding of course, sounds like a great deal. I'm looking myself in dfw right now for 60-100 units to purchase through syndication and have had a few snatched away by cash buyers - from CA! Very frustrating how hot our market has gotten just as I'm beginning to make offers! Makes me feel better though that smart guys like you are still eager to buy at this point!

sounds familiar. I'm looking at a 70 unit on Monday that appears to be way overpriced. I'm guessing its testing the waters too, and ill be interested to see if he gets it.

I've been looking at Irving, Carrollton, Garland, Denton, and Dallas. I'm looking at C class properties but definitely no war zones.

I've seen a few that are all bills paid, but that's okay with me. Prices are definitely going up, and like you said, some of the listed prices are crazy!

I'm looking at properties in DFW in the 60-100 unit range. Considering that the apt market is pretty hot right now, what do you experienced guys think about buying right now? I don't think the apt cycle is at its peak, but I sure don't want to be the guy that bought high and cant refi or sell in 5-7 yrs due to lower values. I'm making all my projections very conservative, and I guess the last drop was so severe it may not be a good example to use, but it sure is hard not to think about it....

Onan Dumas, I just meant that there are so many north dallas/garland/richardson/allen/etc people on here that we should be able to have a "regional" meetup at this point. I was at the Las Colinas meetup but didn't get to meet everyone....

Looks like its coming together. I'm on duty that day and its my wife's birthday. On the bright side, I absolutely would have forgotten it if I hadn't seen that date in print!
Ill see if I can get someone to cover for me and start breaking in the wife that her bday dinner might be a BP meetup...
I vote no patios till October....

I've been meaning to set something up as well. Figured since I don't have much to contribute in the way of experience it would be the least I can do.
I've searched older meetup posts and it seems many couldn't make it due to distance.
How many would be interested in a N Dallas meetup? Or maybe a more central dfw meetup first, then more frequent "local" ones at a later date?
