Hello My name is Pamela. I have been getting educated on REI. from WIA. At first I started off trying to wholesale deals, but it has not be going to well. So I started seeking other things to do. I recently read and reread Lonnie Scruggs DOW book. I have some cash and buyer now I am looking for mobile home deals. any help would be great. I am in San Diego Ca. If there is anyone here in Ca who has been doing mobile home deals and you have any advice I am listening. I also have alot of questions after reading Lonnie's DOW book.
1. What if the buyer can't quailfy for a space lot should I use my credit and then put them on a lease with option until their credit is better.
2. Lonnine said only to invest in certain type of mobile homes does that appy everywhere. CA seems different. there are a lot of different mobile homes.

3.Where can i find purchase contracts and any other contracts i may need.

I have more questions but those 3 are my big ones for right now.

I put a ad on craigslist, Talk to realtors to see if they knew any investors. I also ran an ad in the paper.

I have this great deal. I made it so It has alot of profit for the investor/buyer.I have not recieve any good calls on it (well there was one guy who call me but I was trying to get his name and number he hung up on me.) . Am Marketing it right.I thought if I Got a great deal people would be standing in line to get it. Any suggestions

I want to set up a 24 hour mailbox. I google a voice mailbox, found alot of them . I was just wondering if anyone has a mailbox company that they use and/or recommend. :wink:

Where is the best place to get real estate contracts that I can use. I'm looking for contracts that already have and or assign in them or is it best to type up my own contract. How did you guys get your contracts. :D
