A buddy has a 5 unit building he needs to sell at 475k. I think it should appraise for at least 600k and think 650k is reasonable.

It’s fully renovated and fully leased for $5,200/month.

I’ve reached out to banks to see if I could use cross collateral to be my equity contribution but at least so far they’ve also wanted 10% cash.

I’d like to avoid coming out of pocket with cash.

I was wondering if you had creative ideas on how I might be able to get this financed 💗

Hiya!

I have a property under contract in Hagerstown, MD, a SFH for $94K with an ARV of $160K.

I'd like to use a personal line of credit to purchase the property, pay repairs out of pocket (minor) and then do a cash-out refi ASAP (3 months is what I've heard from the banks I've been in touch with) and cashflow with the rent roll.

Has anyone done this kind of deal? Any tips on personal lines of credit -- who to use or avoid -- any anyone finding LTV cash-out refi above 75%?

The ARV on a deal I'm evaluating is $400K, with the comp selling in January 2022.

This would be my first flip after having done renos and BRRR and I'd be interested to hear thoughts on the rising interest rates, flips, using the comp as realistic or if I should plan for a lower sale price, given where interest rates are now vs 6 months ago.
